Real Estate Based Financing:
Commercial Lending:
InterResidence Finance offers Asset based purchase money loans on Commercial property. Qualifications are generally the same as shown on this page for Residential Loans, however the maximum that we will generally lend is 40% of the value (lower of purchase price or our inspector's appraised value).
Residential Lending:
InterResidence Finance offers buyers of residential properties the opportunity to purchase your home without worrying about time consuming paperwork and investigation as to your personal qualifications.
Our loans are predominately based upon the asset itself. Qualifications are simple:
* The property must have been pre-approved by us prior to application. Either you or your seller must have paid for our inspector to visit and inspect the property. The inspector will give us a report and we will then determine whether or not we are interested in providing financing on it. Our determination is based upon a number of factors, including but not limited to condition, location, likelihood of appreciation, how invested we are in the area, etc. It is at our sole discretion whether or not we will approve the property and for how much.
*if approved, you must put at least 50% down payment. We will verify this.
* you must represent that you have the ability to repay, although we will not generally investigate this, you should never borrow unless you are able to repay!
*It's usually that simple! There are times that we may ask for more and we always reserve that right, but most loans are just that easy!
*Of course all costs are to be paid by the borrower as is customary, including all costs to perfect our lien.
